Northern Arizona University had a three story apartment fully involved water damage. The old "I started the bathtub and fell asleep" routine. Six student apartments were nearly "immersed" wet from floor to ceiling. Their 10 year usual restoration company was not available and they decided to give TG's the chance to prove we were as good as we said. The facilities manager told us there probably was not enough amps to cover the 15-20 dehumidifiers and 40 air movers we would need to dry this structure. Did I mention they had a double-double 3/4 inch dry wall construction?

We then wheeled in the TES. We explained that this latest technology was faster and more efficient for this kind of water damage.

The NAU officials had already reserved rooms at local hotels for three weeks for the 24 displaced students in anticipation of the believed needed demolition and rebuild.

Here's the Money Shot: 43 hours after we set the TES, the structure was, are you ready for this, COMPLETELY DRY! The demolition needed was, OK, sit down, a couple venting holes in each ceiling and... well... that was it!

The University officials were in such disbelief that they opened up more holes to "be sure" we had done our job. They called in an CIH to check air quality and he passed us with flying colors.

We prepared a comparison invoice with our bill and an imaginary bill as if we had employed conventional drying methods. The TES drying system saved $12,000.00 in demolition, repair and replacement; but we still made more profit.

Exhaust Controller

Every TES and E-TES unit needs an exhaust controller.

The bottleneck we are trying to overcome is evaporation. TES does an excellent job at evaporating - almost too good a job. What is meant by that is TES will create a huge amount of evaporation releasing water vapor into the air that has to be carefully handled. At the beginning of the job, when there is the most water, is when TES will create the most humid conditions. To prevent the specific humidity from building up and being absorbed into other materials and/or stop the drying process, set up your exhaust unit as soon as possible after the initial inspection and drying plan is created. The exhaust system needs to be running continuously up to a couple of hours into the process and especially before the TES boiler is turned on. As soon as the boiler is started, you should see an increase in the water vapor in the air. This is where you should already have the exhaust system in place and running to handle this increase in water vapor.

Remember - it's a system. Without the exhaust (or some kind of dehumidification), TES is useless. Heat alone doesn't dry, we must have a way of removing the moisture once it is evaporated - but you start the removal system (exhaust) before you start the evaporation for the best results.

Technical Bulletin: TES & S500 - Part 2

One question that arises when contractors are considering Directed Heat DryingTM is: "Does the IICRC S500 support using this process?" The simple answer is "Yes!," however, you might want some proof.

This discussion will be a series, since there are so many references to discuss.

The following is based on research done by Scott Warrington. It references several sections of the S500.

What Do the Standards say about Heat Drying and TES?

Pages 7 - 88 of the S500 is the "Standard" section. This summarizes what is the "standard of care" in the water damage restoration industry. The standard not only recognizes every one of the principles of drying used by TES, it recognizes the science behind TES, but in many situations, heat based drying systems (also called thermal drying systems in the S500) using negative pressure along with dehumidification by exchange of indoor air with outdoor air is the RECOMMENDED method. When the standard uses the term "recommended" this is the advised or suggested method to meet the standard of care.

The standard section is followed on pages 89 - 317 by an expanded reference guide. The standard is taken from this reference guide.

Let's look at several of the many examples that prove conclusively that S500 supports direct application of heat and TES. Numbering refers first to the page, then to the section and subsection where this information can be found.

P. 55 - 12.3.1.1: "Techniques for Drying Carpet & Cushion ...Partial Floating: Carpet is disengaged at one corner and heated air is injected under the carpet but on top of the cushion. The carpet acts as an insulator to maintain heat in close proximity to wet surfaces."

P. 58 - 12.3.2.10.1: Encourages use of vac panels on wood flooring

P. 58 - 12.3.2.10.4: "Heat on materials - Drying walls, solid wood flooring or the underside of subfloors, such as plywood, can be accelerated using heat."

This section also recommends the use of heat along with negative pressure (vac panels) for drying wood floors.

P. 60 - 12.3.8: "After removing excess moisture, concrete should be dried using a combination of controlled dry air movements...or direct heat application."

P. 61 - 12.4.1.1: For drying wood framing the Standard states "Low vapor pressure, often combined with hot dry air movement across material surfaces, may be required to ensure sufficient drying."

P. 64 - 12.4.4.1: "With stone or tile flooring installed over wood subflooring materials, restorers should introduce hot, low-humidity air below the subfloor."

P. 64 - 12.4.4.5: On the subject of drying water trapped between layers of flooring (or walls), the standard says "Restorers should accelerate drying using rapid movement of dry (often hot) air across the top or bottom surfaces of the assembly as well."

P. 76 - 14.4.4: Even with the drying of contents, the standard recommends the use of directed air flow and controlled heat.
